Getting Started

Airbnb is a direct connection with Resly.

Go to Airbnb Extranet > Accounts > Privacy & Sharing > Services > Remove All Connection.

Please make sure to log on the AIRBNB Extranet using the main Host-Account before attempting to activate and map the listings. Co-Host Accounts will not work.

How do I connect AIRBNB Express?

  1. On Resly go to Resly Connect+ > Channel Mapping > AIRBNB Express > Connect.

  2. Click on [Connect Account]. A window will pop-up, please do not close until it is fully loaded. Click [Allow Permissions] and Save.

  3. All existing listings on AIRBNB extranet will be shared with Resly.

  4. Go through each listings and click [Connect]. You can then click [Edit] to change or update listing information. Please note, slots with asterisks [*] must be filled.

  5. Once all listings are checked and confirmed click [List].

How do I map AIRBNB Express?

When listings are imported, go to the [Mapping] tab and click the [Orange+] icon.

Match the [Channel listing] with the [Resly listing] using the drop down box. Please note that only map one rate plan can be mapped for AIRBNB and it will be represented as a [STD] Standard Rate. Enter the multiplier in this format, 1 equals to zero, 1.15 equals to 15%. Make sure to [Sync] after the mapping has been saved.

Now head back to Listings > Edit the new listing that was mapped > Click Update Pricing Model > Sync Calendar > Make sure to click preview if the rates and availability is reflected correctly

Airbnb also offers 20% off for the first 3 bookings with a new listing. If you would like to activate this, click on the promotion in blue text.

Frequently asked questions with AIRBNB Express?

1. Can I create a AIRBNB Express listing direct from Resly?

Yes, you can now create a listing directly from Resly. Click the [Orange+] icon on the main AIRBNB Dashboard. You can choose to create a [new listing] or [import a listing from Resly].

2. Can I create lock-off rooms for AIRBNB Express listing?

Yes, you can create lock-off rooms. You will need to create a new listing for the lock-off room and map it under the same room type so that it shares the room inventory.

3. Can I set AIRBNB Express listing to Request Only?

Yes, you can set the listing to [Request Only] bookings via the [Policies] tab.

4. What if I want to change the min stay to 5 nights during High Season?

We recommend creating an AIRBNB rate plan to easily change the min stay via Resly rate plans settings without having to remap from a 2 night rate plan to a 5 night rate plan.

Common issues

1. I can't find my AIRBNB listing?

You can now [Preview] listings via the listing [Edit] button.

2. I received an AIRBNB booking but it's not on Resly?

This may be caused by an AIRBNB outage which may cause a delay on the syncing queue. Also if a guest makes a booking and immediately updates it, the booking will be marked as MODIFIED via the Resly notification bell and will need to be manually entered into Resly.

3. How do I approve alteration for Modified bookings?

You will need to assign a room for the booking before you can approve any alterations, Resly needs to check if the new requested dates are available .

4. Why is there a duplicate booking?

When an outage occur, properties may have either entered the booking manually or request the booking to be re-processed via Resly settings. Check the booking reference, if you are sure that there was only one confirmed booking, cancel the duplicate booking.

5. I sent an email to the guest but they did not receive it?

Yes, you can send messages to guest via the communications tab. However, the guest needs to start the conversation. We suggest sending a generic welcome message directly from the AIRBNB extranet as a conversational starter to trigger a response.

6. I applied a stop sell but an AIRBNB booking dropped in?

There could be floating rate plans from the OTA that are not mapped on Resly. Make sure to map it. If you no longer require the rate plan or listing, you will need to delete and un-list the listing. Please note, any restrictions such as Stop Sell, CTA, CTD, MIN stay set on Resly will not apply on floating rate plans which may result to overbooking.

7. Can I connect multiple listings from different Airbnb Accounts?

Yes. You can connect listings from different Airbnb Accounts but you MUST be logged in as the main Host Account. Co-Host Accounts will not work.

8. There's an error when adding an Airbnb listing via Resly?

You will need to go through each tab and ensure all listing fields* are entered and completed according to Airbnb listing requirements. Some of the key fields are Check-in option | Instructions | Description | Default Pricing. You may need to log on the Airbnb extranet and click on Fix Issue before you can proceed with listing the unit.

Common errors

Your daily price is too low. The minimum is $15.

The price you set is lower than normal. Please double check and update the price in Resly. The price will automatically be pushed to Airbnb.

Unfortunately, a server error prevented your request from being completed. Airbnb may be undergoing maintenance or your connection may have timed out. Please try again.

Airbnb is having an outage at the time.

pricing_availability_model_type needs to be specified before using this endpoint.

Resly uses the latest Airbnb API so your listing's pricing model may not be updated from the older version. Please reach out to our Support team to update the pricing model for you.

You can't API connect this listing. Only the owner of the listing, or the owner of a team that the listing has been shared with can connect a listing.

Resly only uses the Main Account [Airbnb] to connect listings. Co-Host Account do not work. Please do not map to listing that is showing this error update until the Main Account is connected.

Please use a base price of at least $15 but no more than $150,000.

The listing requires a "Default Daily Price" entered via the [Pricing Tab] in Airbnb Express.
