[INTERNAL] Adjust Booking.com Net Amount

Overview for Internal Support

Use Adjust Booking.com Net Amount to correct Booking.com reservations that were imported before Net Amount Adjustment was enabled in Agent Mapping.

The tool reprocesses the reservation using the current Booking.com net settlement configuration and updates the booking to reflect the correct Property Manager payout amount and agent assignment.

The feature was released in June 2026.

When to Use

  • The reservation was imported before Net Amount Adjustment was configured.

  • The reservation total reflects the guest's gross payment amount instead of the Property Manager payout amount.

  • The reservation is assigned to the incorrect Booking.com agent.

  • Booking.com has confirmed the reservation is a Net Settlement booking.


Manual Correction using Debug

Booking amounts imported before Net Amount Adjustment is enabled, are not updated automatically and Resly Staff can adjust and correct this manually.

Go to Debug > Adjust Bcom Net Amount

The booking must already have the correct Booking.com Net Agent assigned prior to manually updating the Booking Amounts.

Step 1

Compare the amounts in the Reservation Overview to the amounts in the Booking.Com Payout Details:

Reservation Overview $1732.40

  • This is the amount paid by Guest ie Commissionable or Gross Price

Step 2

Select the Booking.com reference and click Payout Details

Note

The Booking.com Extranet is the source of truth when investigating payout discrepancies.

What to do if the payout details have a discrepancy

Step 1

Open the reservation and click the blue Booking.com reference

Step 2

Select Go to Channel Extranet

Step 3

Compare Resly Payout Details to Booking.com Extranet Payout Details to verify the amounts

  • Accommodation amount eg NZD 1732.40

  • Commission amount eg NZD 259.86

    • Included in Payment Service Charges are a extra percentage, calculated based on the the amount paid by the guest

      • 2.2% of the amount paid in NZ

      • 1.9% of the amount paid in AU

Step 3

Confirm the Payout Type is Net

Total Payout $1472.54

  • this is the amount used to show the correct net adjustment

Commissionable Price / Gross Price $1732.40

  • this amount includes Commission and a Service Charge fee (2.2% in NZ and 1.9% in AU) and therefore this is not the payout amount

Step 4

Change into Staff Mode and select the Debug tab from the Reservation

Step 5

Click on button called Adjust Bcom Net Amount.

This will do exactly the same as when the booking drops in under the new feature:

  1. Calls the Booking.com Payout Details / API

  2. Checks whether the reservation is a Gross or Net Settlement booking

  3. Reassigns the reservation to the configured Booking.com Net agent

  4. Recalculates the reservation value using the net payout amount

  5. Updates the reservation totals.

Step 6

Verify the result

After adjustment, the reservation total should reflect the amount payable to the Property Manager rather than the Gross guest payment amount.


Troubleshooting

What to do if the payout details have a discrepancy

If the payout amount in Resly does not match the payout information, compare the reservation details directly with the Booking.com Extranet. This helps identify whether the difference is caused by Commission, Payment Service Charges or other Booking.com deductions before making any adjustments.
